Finger Lakes New York B&B

A Thriving Inn on the Seneca Lake Wine Trail

SOLD! The Fox and The Grapes is a Finger Lakes bed and breakfast for sale in Lodi, New York, overlooking spectacular Seneca Lake. It is one of the most successful Bed and Breakfast Inns in Finger Lakes wine country. The Inn is literally surrounded by flourishing vineyards and wineries, where business is booming. Here is your opportunity to purchase a profitable B&B, in a scenic tourist destination, at a price that makes both lifestyle and business sense.

The Fox and The Grapes is located on the southeastern side of Seneca Lake, along Route 414 on the Seneca Lake Wine Trail. The geography lends itself to beautiful lake sunsets and ideal grape growing conditions: There are 25 wineries and microbreweries dotting the country side within 10 minutes of the Inn. Ithaca, New York, home of the Cornell School of Hotel Management and a mecca for food lovers, is 25 minutes away and its influence is felt throughout the region. Great cuisine, both casual and refined, is available minutes from the Inn. While Finger Lakes Wine Country is the main event, food and wine aren’t the only reason tourism thrives here!

Great biking starts at the Inn’s front door and lake activities are near at hand. The Lodi State Marine Park is 10 minutes north of the Inn. Finger Lakes National Forest, with 30 miles of scenic trails, is 10 minutes south. (See the Inn’s extensive list of nearby attractions and activities.)

The Fox and The Grapes was built as a residence in the Carpenter Gothic style in 1885. Owner Jim Pellegrini and his family bought the property in 2004 and embarked on a complete restoration and renovation of the building, opening for business in March 2005. The Inn retains all of its original character and historic integrity, and is warmly furnished with charming antiques. The five romantic guest rooms have queen or king sized beds, seating areas and modern, private bathrooms.

Descendants of the original owner added a unique Great Room to the home in the 1960s. With a heavy wood-beam ceiling and sweeping views of Seneca Lake, its mid-century style contrasts with the original structure. It is one of the Inn’s great features – a huge, inviting common room with a stone fireplace, comfortable furnishings and guest amenities. Other common rooms include a stately dining room. A large deck wraps around the Great Room. With seating for up to 75 guests, it is the scene of summer breakfasts, stunning sunsets and frequent weddings. The kitchen is conveniently located for easy service of the dining room, Great Room and deck. The spacious common rooms, wrap-around deck and 2+ acres of gardens and lawn make the Inn ideal for special events.

The first floor Owner’s Quarters are comprised of four rooms and a bathroom totaling 1,000 square feet of private living space. Once serving as the manor’s formal “parlors”, these attractive rooms feature 10’ ceilings, rich woodwork and two fireplaces. The Owner’s suite connects conveniently to the “action” via the dining room.

The Fox and The Grapes is in excellent condition. Maintenance is up to date with all major mechanical systems replaced since 2004. The Inn is busy and successful, earning high travel ratings and repeat customers.
