Bordered by historic Essex, CT and Chester, CT, the town of Deep River dates to 1635. Like many early Connecticut settlements, it was built along the banks of the Connecticut River, just upriver from Long Island Sound. The Inn is ½ mile from the river, a wonderful recreational resource. Excellent restaurants, boutique shops, antique centers, historic theater venues and wonderful museums abound here. Attractions such as the Goodspeed Opera House, the Essex Steam Train, and the Florence Griswold Museum are within 10 minutes of the Inn. (See the Inn’s extensive list of CT River Valley attractions). The Riverwind Inn is easy to reach: Long Island Sound and I-95 are 15 minutes away, Hartford, CT and New Haven, CT are 45 minutes away and New York City and Boston are only 90 minutes away.
The Riverwind Inn was built as a home in 1854 and sits on Main Street next to the village green. The 1987 addition was designed to seamlessly double the size of the building while maintaining authentic historic character. Important architectural details include wide plank floors, reproduction hardware and custom-milled woodwork. The 6 guest rooms and 2 guest suites vary in size and configuration, with tasteful décor that complements the historic building. Two rooms have fireplaces, two have porches and one has a whirlpool tub. (See guest room descriptions). Two large common rooms feature inviting seating and impressive working fireplaces. There are two other common rooms – a guest pantry and TV room – as well as two spacious dining rooms! Outdoors, the large wrap around porch and lovely gardens provide more areas for guest relaxation.
The ground floor owner’s suite, in the 1854 section, includes a large living room with a fireplace, one bedroom and a full bathroom. The kitchen, breakfast dining room and office separate the owner’s domain from guest areas, creating a very comfortable level of privacy. (See the Inn’s floor plans).
The Riverwind Inn B&B is in excellent condition. Maintenance is thorough and up to date, with many major systems recently updated or replaced. Many antiques are included in the sale – this Inn really is offered “turn-key”!
The Riverwind Inn is a solid bed and breakfast business, with a consistent history of profitability. The current cash flow will comfortably cover the cost of financing. Riverwind Inn’s excellent location points to higher occupancy rates in the future – the strength of the Connecticut River Valley as a travel destination is well established and growing. The price is accurately based on a comprehensive Marketability Assessment & Valuation.
